Terms & conditions

  1. We have furnished our cottage with love for our guests enjoyment and satisfaction. In return, we ask you to take reasonable care of the property and to leave it in the condition you found it in. Please let us know of any significant damage at the earliest opportunity in order for action to be taken. A broken glass or plate is of no concern. Please also respect the neighbours.
  2. A booking enquiry remains provisional until a 30% non-refundable deposit is received by us at which stage the booking is confirmed by email (or in writing) with you. The deposit money must be received within 7 days of our response to your booking enquiry. It would help us if you could check the booking confirmation carefully and advise of any errors. The final balance is payable no later than 6 weeks before the holiday begins. When the holiday is booked within 6 weeks of arrival then the full amount is payable immediately.
  3. If you have to cancel a confirmed booking once monies have been paid (but not once the booking has commenced) we will try to re-let the cottage. If the property is re-let, we will refund any monies paid by you minus the non-refundable deposit. Cancellations must be notified in writing/email. Should you not pay the final balance when it is due we will cancel the booking and the deposit monies paid will be lost. In exceptional circumstances we reserve the right to cancel the booking without liability, with a refund of all monies paid.
  4. We offer flexibility on arrival/departure days (with the exception of the peak holiday periods which run from Saturday to Saturday). Arrival outside of peak times is from 4 pm and we offer a late departure of 12.00 noon. It may be possible to arrange a slightly earlier/even later departure time when agreed in advance. For weekly bookings running Saturday to Saturday arrival is from 4 pm with departure at 10.30 am.
  5. Bed linen and towels are provided and changed on a weekly basis for stays up to 14 nights in length. Please bring your own beach towels. For longer periods cleaning is an optional extra.
  6. The cottage is for a maximum of 4 people including children (not including infants) sleeping in their own beds. The main bedroom has space for a travel cot which can also go in the back bedroom.  An additional child is permitted when using existing beds. Your holiday group must not exceed the number of guests confirmed at the time of booking.
  7. The house is a no smoking area. Smoking is permitted in the courtyard  – please throw away extinguished butts.
  8. No liability is accepted for any loss, damage, sickness or injury  to guests or invited persons or any car or its contents or any possession. This applies to any bikes which may be stored in the courtyard. We recommend guests have their own holiday insurance to cover all of the above plus cancellation should you have to cancel.
  9. Dogs are permitted at a charge of £20 per dog with no more than two dogs being allowed. Dogs must be well behaved and are not permitted on the furniture or bedding. Please clean up after your dog – poo bags and scoops are provided.
  10. We want you to be completely satisfied with your holiday cottage. Please call us if you have any concerns so we can do our best to help.
  11. Only when absolutely necessary, we or workmen may need to enter at agreed times to inspect and carry out urgent repairs.
  12. Unacceptable behaviour – guests will be asked to leave the property without compensation if behaviour is deemed as completely unacceptable or unreasonable breakages or damage occurs.
  13. Personal details will only be used for the purpose of contacting you about your reservation/booking and to inform you of future offers that may be of interest. Personal details can be removed on request after your booking.
